I. Position: Facilities Technician

II. Status: Full time, Hourly

III. Reports to: IT Director

IV. Position Summary: The Facilities Technician will perform routine maintenance duties to include; rough and finish carpentry, painting, equipment, and facility repairs. Electrical, mechanical and plumbing repairs will also be performed. Responsibilities include assisting with repairing, maintaining, installing and performing preventive/predictive maintenance; resolving safety concerns; performing indoor and outdoor housekeeping; monitoring inventory supplies and maintaining maintenance records. Orders cleaning supplies, toiletry products, facilities parts and supplies. Supervises cleaning crew. May assist with agency sponsored events with set-up and take down of event items. Coordinate with our bird management providers to handle seasonal seagull issues. Works with property management, vendors, subcontractors on projects and repairs to ensure that building and furniture are good working order. Follows direction set by the IT Director.

V. Position Expected Hours of Work: Days and hours of work are Monday through Friday, 8am to 4:30 pm. Occasional evenings and weekends.

VI. Essential Functions of the Position:

  1. Supervises cleaning crew to ensure building is sanitary, safe, and clean.
  2. Responds to management and staff maintenance requests, and quickly executes performance of requests.
  3. Perform basic maintenance, inspections and repairs on electrical, mechanical and plumbing systems, and identify any safety issues.
  4. Use strong customer service skills to respond to requests, diagnose and initiate corrective actions.
  5. Basic roofing skills such as roof, duct, and vent cleaning, including cleaning bird debris from roof, building, parking lot, etc.
  6. General carpentry work to include; drywall, painting, staining, and other necessary repairs and improvements.
  7. Plans and coordinates work with outside vendors on projects and repairs.
  8. Perform basic grounds work including trash, snow and ice removal, and minor landscaping work.
  9. Ensures cleanliness of both the interior and exterior of property.
  10. Available to respond to emergency calls when on-call after hours.
  11. Responding to health and safety issues including cleaning up hazardous spills, and bodily fluids.
  12. Responsible for daily/weekly shipments of supplies and stocking in proper location. Will maintain order in storage rooms, and assist in moving office equipment and furniture as needed.

  1. Work environment is generally performed in an office setting with minimal to moderate noise level.

Experience and Skills:

I. Professional Qualifications

  1. Must have basic computer skills.
  2. Experience with building service equipment such as HVAC, electrical, mechanical systems.
  3. Prior experience in the related trades; Industrial Equipment Mechanic, Electrician, Maintenance Mechanic, Carpenter, Painter.
  4. Must have a thorough knowledge and be responsible for enforcement of applicable safety regulations and policies, safe work methods, and proper utilization of safety equipment.
  5. Excellent communication skills and experience with successfully interacting with all levels of management, staff, vendors and the community.
  6. Ability to manage several tasks in one day; must be able to organize time wisely and effectively.
  7. Must be able to communicate decisions clearly and effectively both in writing and verbally.
  8. Knowledge of disability rights issues and independent living philosophy is preferred.
  9. Ability to travel as job necessitates is required.
